With a property career spanning over 15 years and a rich blend of local and international experience, John Papanicolaou brings a hands-on, solutions-driven approach to his role as Senior Property Manager at Buxton Port Phillip.
John began his real estate journey in Los Angeles in 2005, where he managed a portfolio of six investment properties he owned, maintained and carefully leased himself. As on-site residents and body corporate managers of a 38 unit building, he experienced the property management dynamic from every perspective, developing and honing a rare set of skills that now benefit his Buxton clients. After relocating to Melbourne, he formalised his qualifications and has since held a series of senior and portfolio management roles that reflect his expertise across routine inspections, leasing, arrears control, and stakeholder communication.
Now overseeing a portfolio of over 130 properties, John combines clear communication with proactive service, visiting properties in person to assess maintenance, providing hands-on support before move-ins, and working closely with quality trades. Whether it's optimising rental returns for his landlords or assisting tenants with their needs, he approaches every situation with diplomacy, insight, and a strong sense of personal responsibility.
Beyond real estate, John brings an irrepressible enthusiasm to life. He’s a passionate painter, devoted husband, proud dad, theatre lover, Collingwood supporter, and former LA waiter who once rubbed shoulders with celebrities at black tie events. He also volunteers at a local primary school and has completed multiple Connor’s Runs in support of brain cancer research.
With a reputation for being “friendly but firm,” John takes pride in providing a reliable, grounded service experience that keeps landlords informed and properties performing at their best.
