Mont Albert North: 11-bidder auction gifts seller six-figure windfall

With a near-perfect record for auction sales, an eastern suburbs Buxton office is delivering plenty of cheer to sellers.
Posting an auction clearance rate of 97 per cent over the past 12 months has seen the top-performing agency achieve strong results.



Almost all the agency’s listings are for auction, an indication of the strong demand in the suburbs it services, including Box Hill, Mont Albert North, Blackburn and Forest Hill.

An 11-bidder auction for 2 Scarborough Square, Mont Albert North, recently gave the seller a massive $269,000 bonus above the reserve price. The $1.299 million result was nearly 30 per cent beyond the reserve. 

“Eleven bidders at an auction is unusual in the current market but the property had an attractive price range and was in a tightly held suburb,” Mr Chan said.

“As an entry-level home, it suited first-home buyers and young families,  and was popular from day one.”

The property attracted 143 groups to inspections, and bidding at the auction started at $900,000 and was closely contested after flying  past the reserve.

Mr Chan noted a larger four-bedroom home in the same complex fetched only $1.09 million recently.

The three-bedroom home, built in 1997 and purchased for $650,000 in 2011 by the sellers, sold to a winning bid from a buyer’s advocate.

“The sellers were ecstatic with the result as they had already purchased,” Mr Chan said.

Other recent top results include a record price achieved in Forest Hill with the $2.46 million sale of 14 Jackson Street, which attracted five bidders to the auction.

“It is the highest price for a house by a volume builder in the suburb,” Mr Chan said. 

Another five bidders pushed the price of 20 Lincoln Avenue, Mont Albert North, to $2,428,880 or nearly $70,000 above the reserve.

Seven buyers also raised their hands at the auction of a three-bedroom townhouse at 4/22 Paisley Street, Box Hill North, which sold for $980,000.

Mr Chan commented that while listing numbers across Melbourne had declined, the agency had actually increased its listings this year compared to the same period in 2022.

“We have also recruited several established agents from other agencies this year, and have the number 1 market share in Box Hill and Blackburn North,” Mr Chan said.

“We also have the majority share with 30 per cent in Box Hill North and sold 62 properties there in 12 months.”
