Well-connected Buxton network yields top prices for savvy vendors


Buxton agents from out of area get the results in Springvale and Ferntree Gully.


Leveraging Buxton’s dynamic network and suite of offices have led to stellar results for two sellers.


With innovative marketing and social media campaigns drawing keen buyer interest and tapping a large buyer database, Buxton agents have scored multi-bidder auctions in Ferntree Gully and Springvale.


When selling, many homeowners are advised to appoint a local agent for their expertise and knowledge of the area. But two vendors recently appointed Buxton agents from well outside their suburbs to list and auction their homes.


After meeting Buxton Box Hill auctioneer Demi Liu at an inspection, a couple appointed her to sell their home located several suburbs and 18km from Box Hill.


“We suggested ways to present and stage the house and recommended tradies and ran a strong social media campaign,” Ms Liu said.


The agency also reached out to more than 3000 buyers on its database and managed to attract more than 100 groups to inspect 58 Segarta Circuit, Ferntree Gully.


“We had many buyers in that budget range and from the interest, we knew it would do well at auction,” she added.


Five bidders competed strongly for the property and the house sailed to a $1.1 million result, from a $850,000-$935,000 price guide. The auction gave the vendors $200,000 beyond their expectations.


The buyers who won the eight-minute auction came across from Blackburn and were attracted to the Ferntree Gully house. 


For top-selling agent Calvin Chan, who is also a Buxton Box Hill director, the auction of 2/23-25 Hillcrest Grove, Springvale, was his first in that suburb located 17km away.


“We met the vendors at an auction and they appointed us and we worked closely with the Buxton Keysborough office,” Mr Chan said.


The campaign for the two-bedroom property, which was in a central location close to the train station and shops, drew strong interest and nine bidders. Melbourne auctions have an average of 2.8 bidders.


“A couple of the buyers bid aggressively and it sold for $645,000 from a reserve of $480,000,” Mr Chan said.


The Box Hill office has one of the highest clearance rates in Melbourne, and sold all five properties under the hammer on October 21.


In September, it posted a 95 per cent clearance rate and has a 98 per cent clearance rate for the year so far.
