Is seasonal selling relevant anymore?

Spring is typically the season where the market is hot with stock, and the buyers are ready to flock. But covid has certainly disrupted the regular real estate cycle over the last two years, with vendors hesitant to list their home during lockdowns when no one can come and inspect them. So, what will the market look like as we head into the final months of 2021? 

Spring is traditionally the busiest season for real estate. Vendors are motivated to sell before the summer and Christmas holidays creep in, and buyers are ready to go out and spend their Saturdays inspecting and attending auctions as the weather begins to improve. But in both 2020 and 2021, Victorians have spent - and will most likely spend - a large portion of their spring at home and under restrictions, meaning the typical busy season has been pushed back a few months.  

Friend of Buxton and real estate coach, Tom Panos, shared in a recent episode of the Real Estate Exposed podcast, that the weather is no longer what drives the market, it is health orders.  

“It is not based on the weather, it’s not based on the season of the year. It’s based on what the Chief Health Minister has as a recommendation, as a public health order.” 

Tom did however acknowledge that once restrictions begin to ease, the market is going to be busy with plenty of listings - that it is going to be a “buyers’ paradise.”  


So rather than anticipating a busy spring, what we should begin to anticipate is a very busy market once our lockdown restrictions have eased, and normal real estate activities such as open for inspections and appraisals can be conducted face-to-face.
