An incredible offering of 2075sqm has hit the market in a coveted bayside locale.
The property at 149, 151, 153 North Road, Brighton, is arguably the largest potential multi-dwelling site in recent years, according to Buxton Hampton East agent, Alex Spanidis.
“Buyers are eyeing it as the ideal high-density, multi-unit development project,” he said.
The property is also attracting those considering knocking down the houses and building dream homes.
And members of the same family wanting to renovate the houses and live next to each other are also looking at the offering.
The property contains three allotments with individual titles and houses, which are all being sold as a vast 2075sq m site.
The three neighbours were united in their decision to sell their homes together as one as it was more valuable that way, Mr Spanidis said.
The blocks each contain period homes, which some have had in the same families since they were built last century.
The location, around the corner from Brighton’s fastest developing retail and rail precinct, adds value to the address, Mr Spanidis said.
“It’s in a great sought-after area close to main arterials into the city and an easy drive to the beach,” he said.
Not many properties have come up for sale in the area in recent years, and this one offered the space for a quality build that would be a standout in the suburb, Mr Spanidis added.
Another ideal development opportunity is on the market in the heart of Yarraville, where two blocks are being sold as one at 303-305 Somerville Road, just 100m from Cruikshank Park.
Priced at $2.3-$2.5 million, the property totalling 1022sq m comes with approved planning permits for five individually titled high-end terrace houses.
The rare find with endless possibilities is attracting interest from local developers and from those in the eastern and bayside suburbs, according to Buxton Inner West director Matthew John.
“It’s not often a combined block of this size comes on the market with all the hard work already done,” he said.
The sellers who bought both properties in 2017, rented the houses out while obtaining planning permits to develop the sites.
“They saw value and potential for future growth,” Mr John said.
And in Ashwood, a three-bedroom ex-housing commission house at 23 Station Avenue, has just hit the market.
The 680sq m property in a coveted location is the perfect place to build a dream home or multiple townhouses, according to Buxton Ashburton agent Jordan Kamaretsos.
“It’s in a highly sought after pocket with Riversdale Golf Club and parks only minutes away,” he said.
The property is up for auction on September 2 with $1.3-$1.4 million price hopes.
